| 1. Act Early While the adage about the early bird getting the worm may not really apply here, putting off dealing with your pending foreclosure won't help. A foreclosure can take place in four months or less. When foreclosure hits, you lose. Game's over. By taking action early, you may save your house. Even if you can't save the house, you should be able to avoid the stain foreclosure leaves on your credit report. |
2. Consider Refinancing If you've built some equity in your home, you may be able to refinance your home. This choice only makes sense if you feel your situation is temporary, as it can just serve to put you deeper into debt. Be forewarned that the interest on the new financing may be significantly higher than that on your existing mortgage. This can take time, so again, act early. |
| 3. Consider Selling When things don't look like they'll be getting better, or your bank turns you down for refinancing, you might want to consider selling your house. Remember, selling through a realtor typically costs you 6% in fees, so make sure you have enough equity in the house to cover these costs and pay off the mortgage. A well timed sale can clear up your mortgage and leave you with money to pay off debts. |
4. Seek Credit Assistance OK. The days following being served for foreclosure may be a little late to hope to clean up your credit. Hopefully you've looked at this before now. But foreclosure and/or most of the other options we've outlined here won't usually wipe out all of your debt. By contacting a credit service, you'll be making a move toward improving your future. Take care though, there are many scams out there. |
| 5. Talk to Your Banker Bankers are people too. And banks don't want to own your home. They make their money by lending, not owning. Take the initiative to call your banker. By telling your story openly and honestly, you may be given the chance to delay that foreclosure until you can take action. You aren't likely to talk them into paying off your mortgage, but you may buy some time |
